How much stamp duty (SDLT) will you pay on your home? First-time buyer relief and the second-home surcharge built in.
In England & NI you pay SDLT on portions of the price, not the whole amount, like income tax bands. For a standard purchase: 0% up to £125,000, 2% to £250,000, 5% to £925,000, 10% to £1.5m, then 12%.
First-time buyers pay nothing up to £300,000 and 5% from £300,001 to £500,000 (no relief above £500,000). Buying an additional property (second home or buy-to-let) adds 5% to every band.
